Here are some marketing ideas you can do - even BEFORE you receive your book ...

FIRST: Your Business Card

Your business card should be the easiest start for you - especially today - with everything in digital format.

The front of the card should have a color picture of a luxury home, your face, your contact information, and your NEW title: "Luxury Home Specialist." I know many of you spent a lot of time to get your GRI, CRS, or e-PRO designations and you are proud of it. However, most sellers - including luxury home sellers - don't know what the designations stand for and many don't care. What DO they care about? They want to know what YOU know about marketing luxury homes!

Here's an example of what your Luxury Homes business card should look like ...

Don't waste the space on the BACK of the card! Put your slogan on the back. Don't have one? Create one! Below is the back of one of my many business cards ...

As you can see I do the things I preach about. You need several cards for various occasions and appropriate message to go with it. You can copy some of it - I like this part ... "If you or someone you know is selling their home now or in the near future, please give me a call. Or pass my card on to your friend."

Now build a little curiosity ... "Ask for my 65 Point Marketing Program that will sell any house,any time,anywhere!" The seller may say to himself, "What's that? How come the other agent doesn't have 65 points to sell my house - maybe I should talk to THIS agent."

You can even put a testimonial or excerpts from testimonial letters on the back of the card. I used to do that.

Your logo or slogan is a must. Not to have one is like shooting yourself in both feet at the same time. Always MARKET Yourself! Why? Nobody else will. Besides, the competition won't say anything great about you.

The back of my "luxury homes" card read ...

  • #1 Agent in Sales
  • #1 Agent in Listings
  • #1 Agent in Total Business in the XXXXXX (area I specialized in)
  • Don't call agents who are not experts in the XXXXXX
  • Call me FIRST! 438-8190

Even if you are just starting out in this market your goal is to be the #1 AGENT in that particular area of Luxury Homes.

As you can see, I used different slogans for different occasions. (More about this in the book.) This just tells you that you should have different business cards for different situations. One standard business card just won't cut it. Yes, I know - 99.99% of agents have just one business card. Change it!

Understand - even though I give you lots of ideas in the book, I cannot make you use them. That's up to you.

SECOND: Develop a Niche Market

This is a HUGE marketing tip and it's FREE! Don't go after ALL the Luxury Homes ... SPECIALIZE!! Become an expert in one area - or in one subdivision - or in one part of town. You cannot conquer the entire Luxury Homes market, but you certainly can conquer a particular area. It's very similar to how you eat elephant - one bite at a time! How do you do this? It's all in the manual!

THIRD: Your Presentation Book

In your listing presentation book, you need a few testimonial letters from luxury homeowners/sellers, a few listings sold, and a few from sellers of homes you have listed right now.

Even if you are just starting out in the business, you can acquire testimonial letters - IF you know how. Use sales from your office or from the MLS. Stop by the house and talk to the new owners - ask them for help. (Details are in the book.)

You also need to create a Plan of Action for this business. Your letterhead, your special mailers, your newsletter, your web site presentation, targeting the right area, mingling with the rich and famous - everything is in the book.

These three ideas are enough to give you a head start in the luxury homes business. Start working on them while the book is still in production.
