One of the best sources of listings for any real estate professional is the For Sale By Owner.
Regardless of where you are located or the price of the house, there are always those people who want to "save the commission" and decide to sell their house by themselves. When they first start out as a FSBO, they really have no idea how hard a job it is to sell a home.
This is EXACTLY why FSBOs are such a great source of listings for the professional real estate agent. According to statistics, 97% of all FSBOs end up listing their homes with a Realtor!
It usually doesn't take most of them too long to realize that they don't have the time or the expertise to handle the sale of their home. After a while they understand how difficult it is and are happy to hand over the responsibility to a professional.
This is where YOU come in! But you have to understand the FSBO and know how to handle them. Once you learn these special skills, you are on your way to becoming "the FSBO king" (or queen) in your area.
This is why I have decided to make FSBOs who are on the Internet available to you. We hired some programmers to create special software for us to extract For Sale By Owners from the Internet. Because FSBOs should be - if they already aren't - a major part of your business, I am making these leads available to you. Until now we have been using leads from just one FSBO website. Now that we are adding more sites, the numbers are incredible ... there are a huge amount of leads. Depending on the state, there are 8, 10, 15, even 20 times more leads than our original program.
We cannot control the number of FSBOs who list their homes on the Internet. If you are from a state with a larger population, you will have more leads than someone from a smaller state or a state with less population.

Now, I am sure most of you have questions. I've tried to anticipate them and will go over them below.
Is it worth getting leads for $9.95 a month? Mr. Real Estate's Answer: Personally, I would pay much MORE for each lead if I could get them. I am talking about just one lead. Obviously, getting 100 - 1,000 leads every month (depending on your state) is priceless. I think it's ridiculous to even think about the value. Is there any catch? Mr. Real Estate's Answer: The only catch is if you don't use the leads and work the FSBOs, you won't do any business. Always remember that 97% of all listings in the MLS come from FSBOs. How else do you get new listings? (Not including referrals and farming.) I am shy and hate to make "cold calls" to FSBOs. How can I use your leads? Mr. Real Estate's Answer: That's no problem. Lots of salespeople hate making "cold calls." Use alternative methods like e-mail or regular mail to contact them. Or have your assistant call them. Somehow or other you must contact FSBOs. (Our leads contain street and e-mail address as long as the FSBO provided the information.) You can also use my fantastic new program, "Keep In Touch" disk plus "The Prospector" Report. Both programs together are an absolute winner! Are the leads cross referenced against the "Do Not Call List?" Mr. Real Estate's Answer: I don't believe that "do not call" or "do not mail" list will ever work, because they are against our First Amendment and the courts haven't had a chance yet to sort out all pro's and con's and hear all the dissenting arguments. I certainly don't believe the new anti-spam lists are going to work either. Lets face it - telemarketers can call from outside the US and spammers can send their mail using foreign hosts - and nobody can stop them. There are probably 150 countries that will allow this. A good example is betting on all sport games is illegal in US, except in Las Vegas, yet 50 million people wager their sports bets all the time. Ok, the US government may fine few people, put a few people in jail as an example. Can the government to put 50 million illegal gamblers wagering on sports games in jail? Nope, we don't have enough jail space or money to sue everybody. The reality is, if I am on the "do not call list" and a telemarketer calls me, is there anything I can do? I can do absolutely nothing unless I am crazy. Can I sue? Of course I can give any attorney $5,000 to get started with the law suit and get another $20,000 ready for continuing the suit. Can I win anything? Nope, because I cannot show any real damages. Unless I call "an interrupted dinner" a damage but I don't think any jury would go for that. Can I complain to FTC? Of course I can. They get 30,000 complaints daily - they cannot even read all the complaints. Here is what happens, they pick on few like Pete Rose or Martha Stewart to make an example out of them. The rest of the people will keep on doing whatever they are doing. Are there any problems with the FSBO leads you generate? Mr. Real Estate's Answer: Here is how it works. FSBOs post their information to a specific FSBO listing service on the Internet. However, they may forget to advise the service that they sold or listed their home and to remove their listing from the Internet. (Like any FSBO.) Therefore, you might find some leads have been sold or listed. Also, many FSBOs don't want to give their home address out on the Internet. In these cases, you will have to call for their address. There is no way improve on these two problems. What we will do, is download fresh leads and update our FSBO USA page on the 1st and the 15th of every month. Can you get every FSBO from all FSBO sites on the Internet? Mr. Real Estate's Answer: We cannot get FSBOs from every site, but we have hired programmers to develop software for us to generate leads from the 3 largest FSBO websites. We now have the new software available and it is generating thousands of FSBO leads! How many new FSBO leads will I get every month? Mr. Real Estate's Answer: Only the FSBOs know that answer! It depends on how many FSBOs want to sell their homes. The number of leads varies by state and market conditions. How successful do you expect your new offer to be? Mr. Real Estate's Answer: We don't know because we are now testing it. But if I were still in business as a real estate agent, I would gladly $100 for just one lead. But I am giving you hundreds of leads for only $9.95 a month or $99.50 a year for leads that could be worth thousands! What can we do with leads that are outside our service area or in other states? Mr. Real Estate's Answer: You can do whatever you want with them. You can sell them, trade them, or make friends with other agents and get referral fees. Think about this: You can give referrals to agents in all 50 states and get 20% - or whatever you negotiate - of their sales. You don't have to do anything else. You can make HUGE sums of money ... and I mean HUGE ... from hundreds of leads. There is tremendous potential for the right agent - HUGE, HUGE. I don't know how to work FSBOs. What can I do? It also takes a few days to download the leads and convert them into pages that can be seen on the Internet. Lots of work. How do you keep just anyone from accessing the site? Mr. Real Estate's Answer: The FSBO area is password protected. Each month you will receive a new user name and password after your credit card payment has been approved. I am a new agent.
