You are attempting to gain their trust. Why? You hope they'll give up being a FSBO and give YOU the listing! True? Let's not be hypocrites. That's how it works. I've been in the trenches, so I know the "game." As a "FSBO Warrior," you'll kick it up a few notches. In fact, you'll kick it up to the max. The best part is ...
As I said earlier, this program may not be for everyone. It's not about buying one book, reading it, putting it on the shelf and then forgetting about it. It's a program that you can continue forever. And it IS for agents are ready to "think outside the box!" Let me give you a real life analogy so you can see how it works. I drive a Cadillac - since 1972 I've always owned Cadillacs. (I only buy cars made in the USA.) A few years back I had to change my front and back signal lights because the bulbs burned out. I went to the Cadillac dealer and the service manager told me it will cost $65 for the labor and $20 for the bulbs. I told the service manager he was insane to charge that kind of money for two light bulbs. He then said to me, "You know what? I'll give you all the tools you need. If you can do it in less than 45 minutes, the light bulbs are free and I'll give you an extra $200." Of course, I knew that special screwdrivers were required and you also had to know WHERE the screws were hidden. At that time you could not buy those screwdrivers in stores and finding all the screws was not easy. Let's be honest ... that was the real reason I went to the Cadillac dealer to change the light bulbs.
It works the same way with FSBOs! The more tools you give them, the more they wish someone else would do the work!! It's a fact of life that not everyone will go to the Cadillac dealer. Some will tinker around for days to change two light bulbs. The same applies to FSBOs. Some of them will try for months to sell their home themselves. You see, I really didn't believe there was much work involved in changing two light bulbs and paying $85 seemed unreasonable to me. The FSBO sees your commission the same way. They don't realize the amount of knowledge and work involved in selling their home. They feel there isn't much work for the agent to do and they want to save the commission. Therefore, you are NOT going to get ALL the FSBOs ... but you WILL get the MAJORITY of them. And that's what you're after. The next step is ...
How will YOU get those FSBOs?You want the FSBOs to get a copy of your book - from your website, from your ads, and all other activities I suggest. You want the FSBOs to read the book and then scream - "Help! Help! This is too much work for us!" Now, this is the time to "think outside the box." Before we go any further, let me make one thing perfectly clear. The "FSBO Warrior" program has nothing to do with Creative Financing. It's all about the BAIT! You "bait" them until they get "hooked." The FSBO decides what they want to do. You just give them choices. And the choice to make an extra $50,000 or $100,000 is VERY good bait! In fact, there's no other bait available in today's market. And, if you are in a hot market and it turns cold, you'll be ahead of the crowd by miles because YOUR "bait" won't change! That is exactly how I listed FSBOs and all other sellers. I threw out the "bait" and they got "hooked." This is what I want YOU to do ... PLUS much, much more. Everything is in the bait. That's why fishermen spend most of their time trying to figure out what bait to use to catch their fish. You are in the same predicament ... No bait, no fish. No bait for FSBOs, no listings. After all, why would the FSBO list with you? You have nothing special to offer ... Well, NOW you DO!! A crucial "out of the box" activity you must to do is ...
I know many of you are doing seminars. However, you're all doing seminars on the wrong subject - homebuyer seminars. NO! Your "seminars" should be training sessions for HOME SELLERS! PLUS - you'll show them how to make an extra $50,000 or even $100,000 above the sales price of their home. This is something very important for you to understand. You need a few hooks that no other agents offer. Otherwise, the FSBOs have no reason to see you or they can go somewhere else. In some areas, an extra $50,000 - $100,000 is a pretty good motivator. Can you deliver on that promise? Yes, you can! Can your competition do that? NO, they CANNOT! You'll make the first chapter of the book available to them - preferrably on the Internet. That will sell the book! It will force them to attend your training session to check out what this agent is talking about. The subject of your training session is How to Sell Your Home Yourself and Save the Commission! You start with Chapter One of the book and continue through the last chapter. That's right ... you teach them 100% of the "tricks of the trade." The objective is to create the image of ...
in the History of Your Town! You reveal all the "secrets." Nothing hidden. The trick is ... Don't Play Tricks With Them! Give them 100% good information. Don't play games by trying to hide something. Don't play games - you want them to trust you so YOU get the listing when they get tired of being a FSBO. We are now talking about ongoing business activities until you retire. This is not a one-shot deal. This is for the rest of your career. It's a foolproof way to get listings ... even if your competition is running ads as a 1% commission company! Look at the FSBO's math ... and that's the math you'll be selling. In this example, let's use the sale of a $240,000 home - more or less the national average. You want the FSBO to make an additional $50,000 AND save the commission. Or, pay YOU big money if THEY make big money. That's another reverse strategy ... but let's stay with this example. If the FSBO lists the house with a discount broker - let's say 2% on both sides. (I know it's not THAT bad - yet.) So, FSBO used a broker's services and paid 2% = $4,800. That means they put $235,000 in their pocket. Now YOU show FSBO how to make $290,000. The 2% company cannot deliver it, but YOU can because ... YOU are a "WARRIOR". Now let's say you want to be paid 7% commission for your work. The FSBO may say that you are nuts, but you have to show them the math. $290,000 minus $20,300 (7% commission) gives them $269,700. To my way of thinking, this is the BEST hook you can use in today's market. What's the hook? GREED! And the reality is ... if I can make an extra $34,000 and someone else is doing all the work, I don't care that is costs me $20,300 to do it. Now, you don't care if the FSBO wants to do it or not. You want the FSBO in your training sessions, and buy your book. And you want to keep mailing to the FSBO until they give up and cry "Uncle!" You really don't have any other leverage or other lures to get the FSBO business in today's market. Now, let's talk about your training sessions. Many of you hate, or, rather "fear," public speaking. First of all, there is nothing to fear. The people aren't going to eat you up. The more training sessions you do, the less "fear" you have. In the meantime, organize the event and have OTHER PEOPLE do most of the speaking. Who should do the sessions with you? People from your profession, or contacts involved with your profession. Here are the choices ....
Why choose someone involved in the real estate business? They have the same interest as YOU. You want the listing, but they want the loan, the title insurance, the escrow, the appraisal, the home inspection, etc. I ran real estate seminars on a regular basis. Since I am far from the world's greatest speaker, I found people who could replace me. Some of them were absolutely fantastic. On my "Million $$$ Secrets" video, I cannot replace the people who spoke at my workshop - they were that good. So, I cannot even update the video - much less make a better one.
Once you establish that your "Home Seller Training Sessions" are held on a regular basis - let's say every month - it will cut down on your expenses. Sellers will plan to be there. Before you know it, you'll be getting 200 targeted people every month. From the attendees, you build your list of all sellers - now and in the future. If they are already FSBOs, mail to them once a week. If they are thinking about selling in the future, mail to them once a month.
Listen, the discounters only work the "price angle." That won't work forever. Price never wins ... SERVICE does. Giving sellers lots of information will win - get people obligated. That will do it. These 200 people every month can turn into a gold mine! Here's how ...
The sellers will want the video because it reinforces the book! So, you are looking at a $100 package to be sold right then. If you have a targeted audience, you should sell a ton of books and future videos. Here's a true story. I originally made my "Million $$$ Secrets" video as a training video for me to work on improving my seminar presentation. It was never meant to be sold. But the content and guest speakers were so good, that people who saw it said I should sell it. So, I began editing the video and that video has been my #1 selling item on the Internet since 1996.
