This is a logical question. Here's the answer - and you can actually get a "double dip" if you do everything correctly ...
Perhaps one out of a thousand becomes a renter - maybe the number is a little higher. But, here's the idea ...

Personally, I am on a mailing list for what seems to be every mortgage company in town. I get hundreds of letters from mortgage brokers and loan officers ... the letters all suck! Why? The letters are not resolving my problem. What's my problem? Well, if I have to refinance, I am absolutely at a loss with the hundreds of different loan programs available today. We all know that almost everybody qualifies today - even people with a FICO score of under 600.
There are so many options to choose from that, frankly speaking, I (and the average consumer) don't know what to do. Should I take an Interest Only loan? For 30 years? For 40 years? Five option payments? 3 years? Or 5 years? Should I pull out cash? Do I need an 80% LTV loan? Or a 90% LTV?
As you can see, just mailing letters to your prospects won't do much! You'll have to pick up the phone and TALK to your prospects. You will have to create a tailor-made loan for each individual. Everyone has different needs and different abilities to qualify. AND, they ALL are confused!

I was in the trenches for years as a Realtor and co-owner of real estate offices. I know how it works. The Realtor usually has a huge advantage because he/she knows a few lenders ... and they surely know at least one lender who can do ANY loan. I had those lenders. But For Sale By Owners may not know there are A, B, C, - even Z loans. Here's a true story ...
I had a client to whom I sold a brand new home.. The husband wanted to close on the home without installing some of the flooring. He was a contractor and tile installer, so he wanted to install the tile himself and copy the tile and carpet in the model home. (Sculptured carpet was laid in the center of the room and the tile surroumded it. Just gorgeous!) The problem was that we could not get a Certificate of Occupancy without the flooring being installed and no lender would handle the loan. The second problem was that this buyer had is that he brought his down payment of $35,000 in cash - in a paper bag - and he refused to reveal the source of the money. (This was before the "stated income, stated assets" loans of today. They were from Philadelphia and were moving to Las Vegas, where I was a Realtor.)
Was I going to lose almost $10,000 in commission? No how, no way! I knew one lender who would do ANY kind of loan! He was a genius at finding loopholes - and knowing how to use them. He closed the loan without a C.O. and no questions asked about the money. It was a win-win-win situation ...
There's more to the story above. The couple was also bringing their parents and grandmother to live with them in Las Vegas. Grandma had 3 houses to sell in Philadelphia. My next move? A referral to an agent in my franchise (Yes, I was co-owner of a RE/MAX office.) to help Grandma sell those properties. Just ONE Fax resulted in an additional $6,000 commission! That's the power of referrals.
